Newsletter 04/2019JA BEACH HOTEL JEBEL ALI TO UNDERGO MAJOR RENOVATION
The JA Beach Hotel in Jebel Ali, one of the first hotels to open in Dubai, is set to undergo a major renovation. The medium-rise property is one of the two existing accommodations in 128-acre JA The Resort. The renovation project was announced after the resort unveiled plans to add a third property in the area, the JA Lake View Hotel, which will add another 348 luxurious rooms and suites. The new hotel is scheduled to open with a bang in September 2019.

ARRIVING SOON: DUBAI
Dubai continued to see steady growth in tourist arrivals last year on the back of its traditional markets, led by India, Saudi Arabia and he UK. Latest data released by Dubai Tourism disclosed that overnight visitors reached 15.92 mln in 2018, an increase of 0.8% over the previous year. The tourism industry in Dubai in 2019 will be largely driven by leisure and trade tourists with India, Saudi Arabia and China driving the numbers. The third promising category would be that of medical tourism as Dubai is home to some world class hospitals; the fourth category that will drive the tourism sector would be the world of sports which will go on an overdrive in 2019.

REDUCTION OF PROPERTY PRICES IN 2019-2020
Dubai’s property market is in decline, since its peak in the second half of 2014. Prices are expected to fall by 5% to 10% in 2019 and, in stress case, even 15%. Despite the negative situation, the market is not at the bottom of the cycle yet which is expected to be next year.  The biggest drop in apartment prices was recorded in Sports City and Jumeirah Village Triangle with an average of 9%. One factor that could help stabilizing prices includes improved affordability following price fall; resurgence of Asian investors, interest in Dubai’s residential real estate.

THE UAE IS LEADING THE AUTONOMOUS STRATEGY
Autonomous Transportation Strategy focuses on environmental improvements which will generate DH22 billion activity annually. This strategy will also help cut transportation costs by 44% saving approximately Dh 900 million a year. It will also help save DH 1.5 billion per year by reducing environmental pollution by 12%, as well as generate Dh 18 billion in annual economic returns by increasing efficiency of the transportation sector in Dubai by 2030. The first step was taken by the UAE based automotive company W Motors which has announced that it would unveil its fully-electric and autonomous vehicle Muse in April 2019.

HATTA SOLAR RETROFIT PROJECT COMPLETED
Dubai — Etihad Energy Services Company, a subsidiary of the Dubai Electricity and Water Authority, announced the successful completion of the Hatta Solar Retrofit Project, which included installation of 7,756 photovoltaic solar panels over the roofs of 554 Hatta villas. The project, which forms part of the Dewa’s Shams Dubai initiative, aims to generate 3.6 million KWh of energy annually out of 554 newly-retrofitted villas. With the completion of the project, each villa will now generate 6,520 KWh of power every year, which will result in the production of 3.6 million KWh in total. In addition, an annual reduction in carbon dioxide emissions by 2,159 tonnes will be a remarkable achievement of the project.

THE FLOATING IDEA OF WATER HOMES
Residents across the UAE are eager to embrace a floating home on the sea, especially now that the units have been classified as a villa and offer the option of highly customizable interiors., Josef Kleindienst, the developer of The Heart of Europe, said that the first Floating Seahorse Villa was deployed as per schedule in 2016. Kleindienst also revealed that over 80 Floating Seahorse Villas have been sold, with the first handover to start in the first quarter of this year. Marco Bolzoni, senior architect at The Heart of Europe project, said that each individual Floating Seahorse boasts three levels, one underwater, one at sea level, and an upper deck. There are two editions of these Floating Villas:  The Signature Edition, and the Bentley Edition. The two editions have the same structure and layout with different interior designs in terms of materials, color, and loose furniture.
